Residential & Commercial Metal Roofing in Nova Scotia: What Actually Differs

A metal roof on a bungalow in Bedford and a metal roof on a warehouse in Burnside are the same material and almost nothing else. Different panel profiles, different slopes, different fastening, different schedules — and very different consequences if the crew gets it wrong.

WB Construction works on both. Here is what actually changes between residential and commercial metal roofing in Nova Scotia, and what stays the same.

What stays the same

The fundamentals do not move. Both get 26-gauge steel with a Kynar 500® PVDF finish, both are detailed for Atlantic weather — wind uplift, snow load, salt air — and both are backed by our 40-year warranty and no-leak guarantee. The engineering standard does not drop because a building is a shop instead of a house.

Residential: the roof people look at

On a home, appearance carries real weight. Rooflines are cut up with dormers, valleys, hips and skylights, and every one of those is a place water wants to get in. The work is detail-heavy and slow in the right places: flashing at each penetration, clean transitions, trims that line up when you stand at the curb.

Homes also usually mean steeper pitches, which suits standing seam and metal tile profiles. And the job happens where people live — so access, noise, driveway space and daily cleanup matter as much as the roof itself. A typical house is a matter of days, not weeks.

Commercial: the roof that has to keep working

On a commercial building the priority shifts from looks to uptime. Long runs, low slopes, big spans, rooftop units, vents and curbs to work around. Panels are longer, laps and fasteners are engineered for the span, and the flashing details around mechanical equipment are where most commercial leaks actually start.

The other half of the job is not roofing at all — it is coordination. Staging that does not block loading doors, work sequenced around business hours, safety documentation, and a schedule the building owner can plan around. A leak over a warehouse floor is not an inconvenience; it is stock, equipment and downtime.

Choosing the right system

  • Standing seam — concealed fasteners, clean vertical lines. Strong choice for both modern homes and commercial buildings that want a premium look.
  • Metal tile — reads like traditional shingle or slate from the ground with the lifespan of metal. Mostly residential and heritage properties.
  • Exposed fastener panel — the most economical option and practical on simple shapes: garages, barns, outbuildings and utility structures.

The right answer depends on slope, span, exposure and budget — which is why we look at the actual building before recommending anything.

Why owners on both sides choose metal

The maths is similar whether you own a house or a plaza. A quality metal roof can outlive two or three asphalt roofs, which means fewer disruptions over the life of the building. It sheds snow instead of holding it, resists wind, does not rot or burn, and the coating holds its colour for decades — see why the paint on a metal roof decides how it ages.

For commercial owners there is a bookkeeping angle too: a roof replaced once instead of three times is fewer capital events, fewer tenant complaints and fewer emergency call-outs in February.

How we work, either way

Same crew, same standard, same paperwork. We measure the actual building, quote in writing with the system spelled out, and give you a schedule we intend to keep. No countdown timers, no pressure to sign today.
